PROJECT SUMMARY
Following the leaseholder’s default, one of the leading MRICS specialists in hotel valuation and brokerage appointed me to support the asset owner in protecting and restoring the value of a distressed 150-room hotel.
The assignment commenced with a comprehensive Operational Due Diligence to assess the leasehold operation’s commercial, operational and financial performance.
The review identified structural weaknesses within the business model, including distribution practices in which room inventory was contracted to a travel intermediary owned by the leaseholder at net rates, thereby transferring commercial margins outside the hotel operation.
The findings validated the owner’s concerns regarding the hotel’s earnings potential and informed subsequent decisions regarding the future of the leasehold arrangement.
The assignment established a structured owner-side decision-making framework that balanced commercial performance, governance and long-term asset value throughout the evaluation process.
Working alongside the MRICS specialist, I subsequently supported the owner in evaluating and selecting a replacement hotel operator, ensuring that commercial capability, governance and long-term asset performance remained central to the decision-making process.
Following the appointment of the new leaseholder, I was retained by the asset owner to undertake an independent owner-side review of the operator’s initial performance, assessing whether the transition was progressing in line with the owner’s objectives and identifying any early corrective actions where appropriate.
KEY DELIVERABLES
- Conducted comprehensive Operational Due Diligence covering commercial performance, operations, distribution, revenue management, governance and USALI-based financial analysis.
- Developed an integrated five-year turnaround business plan incorporating market repositioning, commercial strategy, labour planning, departmental budgets and long-term financial projections.
- Identified structural weaknesses within the leasehold business model, providing the owner with the information required to evaluate the future of the leasehold arrangement and supporting the subsequent transition to a new hotel operator.
- Supported the MRICS specialist during the operator evaluation and selection process.
